Should you strip your old epoxy floor or just fix it?

Concrete floor stripping and removal in El Paso takes a failed epoxy or other old coating off your slab by diamond grinding, shot blasting or a chemical stripper. Then we clean and prep the bare concrete so your next floor has something solid to hold onto.

Most people call us when an old coating is coming up in sheets or lifting where the car parks. Others have a slab they want to polish or recoat, and nobody remembers what went down on it years ago. If you're planning new garage floor coatings, the old layer has to come off wherever it's let go, because a new coating is only as good as what it's stuck to. The price mostly follows the size of the floor, how much of the old coating has to come off, how thick it is and whether it needs testing before anyone grinds it. The schedule turns on the same things, plus how long a test takes to come back and when your next floor is going in. The estimate puts a figure on your own slab instead of a guess.

How our concrete floor stripping and removal works

Before we strip a whole floor, I check how much of the old coating is still holding, because sometimes a spot repair is all it needs and there's no sense grinding off a good bond. If nobody knows what the old coating is made of, we get it tested first and plan where the debris goes before the work starts. Then we pick the removal method that fits the slab and the coating and take it down to clean concrete. Grinding or blasting concrete puts crystalline silica dust into the air, and that dust causes silicosis, a lung disease with no cure, so dust control is part of the job from the first pass. We finish with cleanup and prep, so the slab is ready for whatever goes down next.

Stripping is usually the first half of a bigger job. Most homeowners have it done so they can put down new epoxy floor coatings in a garage or living space, and shops and warehouses usually follow it with commercial and industrial epoxy floor coatings built for heavy traffic. When one crew strips and recoats, the people who prepped the slab are the same ones counting on it.

Concrete floor stripping and removal rules in El Paso

The City of El Paso requires a permit to alter, repair or demolish a building or structure within its limits. Whether taking a coating off your floor falls under that isn't something we guess at, so we check with the city's Planning & Inspections office before we start. If your job needs a permit, we handle the paperwork, or we walk you through it if you're filing as the owner. Permit rules change from one city and county to the next, so on jobs in Socorro or Horizon City we check with the office that covers your address instead.

Most of the floors we strip around here are garages and shop slabs with an older coating on them, and getting that coating off the property takes planning. El Paso's Citizen Collection Stations take no construction or demolition material, household jobs included, so floor debris has to go another way. The Greater El Paso Landfill turns away regulated asbestos-containing material, regulated hazardous waste and liquid waste with free liquids in it, which is one more reason a coating nobody can name gets tested before we grind it. If it does turn out to hold asbestos, Texas DSHS, the state health department, says a single private home isn't subject to the asbestos notification rules. Disturbing asbestos-containing material in a public building is different, and the department has to be notified first. We're based in El Paso and work across the city and the cities around it in Texas and New Mexico, and if you don't see your city on our list, call and ask.

Why call us to strip a floor

  • I look at your floor myself

I come out to look at the floor and write the estimate, and our own crew does the work. I'm on the job to check the prep before anything new goes down, because the prep is where floors usually fail.

  • In business since 2017

We've been at this for 9 years, and we're known for the odd slabs, like peeling garage floors and old coatings nobody can name. Those are the jobs where knowing why the last floor let go keeps the next one from failing the same way.

  • Covered while we work on your property

We're fully licensed and insured. Grinding and blasting bring heavy equipment onto your property, and you shouldn't be the one carrying that risk.

  • Haul-away settled before we grind

Haulers need a hauler permit to deliver loads to the Greater El Paso Landfill, so we settle who's hauling your debris before the work starts. It's a fair question to ask any installer you're weighing, not just us.

The thing that matters most on a stripping job is knowing what's under the old coating before anything gets ground off. Call (915) 265-1229 or send us the form with the floor's size and how much of the coating still holds, and I'll come take a look.

Frequently asked questions

Should I repair or strip my epoxy floor?

If 90% of the floor is still bonded and solid, you're looking at a spot repair, not a full removal. Stripping the whole slab makes sense only when the bond has failed everywhere, so on the estimate visit we check across the whole floor and match the job to what we find.

Which removal method is best for my garage floor?

For a standard two- or three-car garage, diamond grinding is almost always the practical choice. Shot blasting suits warehouse slabs, loading docks and larger commercial floors, where speed per square foot matters more. A chemical stripper softens the bond from above so the film can be scraped or swept off, and it works best on thin, single-coat home floors and spot removal.

How long does epoxy floor removal take?

One flooring guide says a typical 1,000-square-foot area might take one to three days for removal, including cleanup and prep for the next floor. Testing an unknown coating comes before that window, so we plan it first, and you can book your new floor to follow right after.

Does my old floor coating need to be tested before it's removed?

If the coating may contain lead, asbestos or other hazardous material, one tool seller's guide says qualified testing and remediation come before any grinding or blasting. When nobody knows what's on the floor, we get it tested first, so plan that step ahead of your removal date.

How much does concrete floor stripping cost in El Paso?

The cost comes down mostly to the size of the floor and how much of the old coating actually has to come off, so a spot repair usually costs much less than stripping the whole slab. Thick or layered coatings, the removal method, testing an unknown coating and hauling the debris all move it too, and the estimate spells out each of those for your floor.

What causes an epoxy garage floor to peel?

Peeling usually means the coating never got a good grip, most often because the slab wasn't ground and cleaned well enough first or moisture came up through the concrete. When I strip a floor, I look at the back of the pieces that let go, because that tells you what to fix before the next coat goes down.

  • Epoxy Floor Coatings

Once the failed layer is off, a fresh epoxy coating gives your garage or basement floor a tough, easy-to-clean surface that bonds to properly prepped concrete.

  • Commercial & Industrial Epoxy Floor Coatings

Shops, warehouses and work floors that take forklifts, spills and daily cleaning can get a heavier coating system laid on the freshly stripped slab.
