Request an estimateWhat does concrete grinding do before a floor coating?
Concrete grinding and surface preparation in El Paso means cutting the top of your slab with diamond tooling, or blasting it with steel shot, so a coating has something to bond to. At Anchor El Paso Epoxy Flooring, it's the step that decides whether your new floor lasts or starts peeling.
Most people call us when a garage floor coating has started to lift, when a dark oil patch won't come out, or when they're about to put down a new floor and want it to hold the first time. The price mostly comes down to how big the floor is, what's sitting on top of the concrete, like an old coating, sealer or oil that's soaked in, and how many edges, corners and columns need hand work. The schedule turns on the same things, plus whether the slab needs a moisture test before any grinding starts, so the estimate visit is where you get the figure and the plan for your own slab.
How we handle concrete grinding and surface preparation
Prep is the part of this job I find most interesting, because every slab hides something. We start by finding out what's on yours, from old sealer to oil that's worked its way in, and we degrease the oil spots before we cut the surface so we're not grinding grease deeper into the floor. Then we match the method to the room, blasting with steel shot where there's open floor and diamond grinding along walls, around columns and in tight spaces a blaster can't reach. When the cutting's done, we vacuum and clean the floor, because grinding packs fine dust back into the pores and a coating won't bond to dust.
Prep is usually the first half of a bigger job. If you'd rather keep bare concrete and just protect it, concrete sealing goes on a ground or cleaned slab. If the surface is cracked, pitted or worn past what grinding can fix, concrete resurfacing and overlays give you a fresh top layer to build on.
Concrete grinding and surface preparation rules in El Paso
Two local rules can touch a prep job here. El Paso Water says a dewatering permit may be required if a project will discharge wastewater into the stormwater system, and that system includes streets, so where rinse water or slurry ends up is something we plan before the first pass. The City of El Paso also registers general contractors for the residential work on its list, such as alterations, additions and foundation work, and registration asks for liability insurance and a construction bond. Permit rules change from one city and county to the next, so we check with the office that covers your address before we start, and if your job needs a permit, we handle the paperwork or walk you through it if you're filing as the owner.
Across El Paso we see a lot of garage slabs carrying years of oil and older coatings nobody kept records on, and we run into the same mix on jobs in Horizon City and Socorro. Those are the floors where testing a spot first beats guessing.
Why call us for concrete prep
I look at the floor myself
I come out to look at your slab and write the estimate, and our own crew does the work. I'm on the job to check the prep before anything goes down, because that's where most coating failures start.
Odd slabs since 2017
I started this business in 2017 after learning floor coating on a crew years earlier. Peeling garages, damp basements and coatings nobody can name are the calls we get most, and they're the ones I like.

We're based in El Paso and work across the city and the cities around it, in Texas and New Mexico. If your city isn't on our list, call and ask.

We're fully licensed and insured, and you're welcome to ask about it at the estimate. Ask the same of anyone else you're pricing, because the cheapest bid isn't cheap if nobody's covered.

Frequently asked questions
Is grinding better than acid etching before coating a concrete floor?
For a floor that's getting a coating, grinding or shot blasting is the better prep. One field guide says acid etching leaves residue and salts that have to be neutralized and rinsed, does nothing on a contaminated or very smooth hard-troweled slab, and falls well short of the roughness a coating system needs. A coating maker adds that etching generally won't remove curing compounds, which have to come off chemically or mechanically first.
Does my concrete slab need a moisture test before grinding?
Usually, yes, because one field guide calls moisture the number one cause of resin floor failure and says to test before prep, not after the coating bubbles. There's no single "dry" number that fits every epoxy floor, so ask any installer for a written measurement compared with the current limits for the exact coating going on your slab.
How do I tell if my garage floor has oil soaked into it?
Dark, discolored patches usually mean oil or grease has soaked in, and a coating maker says a floor like that has to be degreased before the rest of the prep, which adds a step. You can check by pouring a little water on the spot, and if it beads up, oil or grease is there. Duct tape that won't stick firmly points the same way.
How does asbestos affect the schedule for a public building in Texas?
If the work will disturb any asbestos-containing building material in a public building, the Texas Department of State Health Services requires notification at least 10 working days ahead, not calendar days. Owners of those buildings build that wait into the start date, so raise it before the job gets scheduled.
How much does concrete grinding cost in El Paso?
The cost depends mostly on the floor's size and what has to come off it, so the on-site estimate is where you get a figure for your slab. An open, bare slab is the simplest job, while an old coating, curing compound, soaked-in oil or a lot of edge work around steps and columns each add time and raise the price.
What causes a garage floor coating to peel?
Most peeling comes back to the slab under the coating, not the coating itself. Coatings let go when they're put down on concrete that was too smooth, dirty, damp or still carrying an old sealer, so when I look at a peeling floor, I figure out which one it was before we prep for the next coat.
Work that often follows prep
Concrete Sealing
Want the look of bare concrete but need it protected from stains and wear? A sealer goes on after prep and keeps the slab easier to clean.
Concrete Resurfacing & Overlays
When cracks, pitting or flaking go deeper than grinding can fix, an overlay puts a fresh, even surface over the old slab before any finish goes on.
