Book a look at your concrete
I'll walk the slab with you, measure it and tell you what it needs before sealing.
Request an estimateShould I seal my concrete, and what does it take in El Paso?
Concrete sealing in El Paso puts a protective coat on bare concrete and masonry, including driveways, patios, walkways, pavers and landscape blocks, so water, chemicals and UV light do less damage to them over time.
Most calls start the same way. A driveway, patio or set of pavers has gone dull, soaks up water and spills, or has a few rough patches starting to show. The price moves with how big the area is, how much repair it needs before any sealer goes on and which sealer you choose. The schedule mostly turns on getting a dry, mild day and on how long you can keep off the surface afterward, and you'll get your own price when I come out to look at it.
How our concrete sealing job goes
I come out first and look at the slab itself, because the finish is only as good as what's under it. Some sealers leave concrete looking just like it does now and some darken it, so we show you the difference before you choose, and you don't find out after it's down. Any flaking spots get repaired first, since sealer can't hold onto concrete that's coming apart. Then our crew cleans the surface, lets it dry and puts the sealer down in even coats. We'll ask you to shut off sprinklers around the job ahead of time because water on fresh sealer is an easy way to spoil it, and one maker advises keeping them off during the work and for at least 24 hours after.
Sometimes sealing isn't the first job. When concrete is too far gone for sealer to help, concrete resurfacing and overlays put a fresh surface over it, and that's what gets sealed. A floor with dips or uneven spots may need self-leveling concrete and overlays first, so the surface is flat before anything goes over it.
What El Paso asks of a concrete sealing job
In El Paso, building permits go through the city's One Stop Shop, and the city requires one to construct, enlarge, alter, repair, move or demolish a building or structure. Sealing isn't spelled out on that list, so we check with that office for your address before we start, and if your job does need a permit, we handle the paperwork or walk you through it if you're filing as the owner. The city also registers general contractors for residential work like additions, alterations and foundation work, so it's fair to ask anyone you're thinking of hiring which city registration they hold.
Job water is the other thing to settle up front. El Paso Water says a dewatering permit may be required when a project sends wastewater into the stormwater system, and that includes the street, so we plan where any rinse water from cleaning the slab will go before we wet it. Most of what we seal is driveways, patios, walkways and pavers around houses, and we run the same checks with whichever office covers the address on jobs in Socorro and Horizon City.
Why call us for concrete sealing
I check the prep myself
I come out to look at the slab and write the estimate, our own crew does the work, and I'm on the job to check the prep before any sealer goes down. That's the part you can't see once it's sealed, and it's usually where a sealing job goes wrong.
Odd slabs since 2017
We started this business in 2017, and we're known for the strange ones, like peeling floors and old coatings nobody can name. That matters on sealing, because whatever is already on a slab changes what can go over it.

We're fully licensed and insured. That protects you if something goes wrong while we're working on your property.

Frequently asked questions
Will sealing change how my concrete looks?
It can, depending on the sealer. One maker's sealer protects concrete without changing how it looks, while another maker's darkens the surface and can make flaws stand out more. If you like the look you have now, tell us at the estimate and we'll point you toward a sealer that leaves it alone.
How much does concrete sealing cost in El Paso?
Across the US, professional concrete sealing with labor and materials usually costs about $1.40 to $2.50 per square foot. That's the going rate, not our price, and on your job the size of the area, the repairs that come first and the sealer you pick will move it. Your own number comes from our on-site estimate.
How long does sealed concrete take to dry before I can drive on it?
With one maker's sealer, cars and furniture wait 24 to 48 hours, and light foot traffic waits at least 4 to 6 hours. Drying takes longer in cooler or more humid weather, so plan where you'll park until it's done.
Can flaking concrete be sealed?
Not until it's repaired. One maker says no coating should go over concrete that's flaking or spalling, where the top layer chips and breaks away, and that damaged concrete has to be repaired or replaced first. If you have spots like that, count the repair as the first part of the job and the first part of the budget.
What is the best time to seal concrete in El Paso?
Pick a dry, mild day when the slab can be kept out of direct sun. One maker calls for air between 50 and 90°F, relative humidity below 85% and no rain expected within 24 hours, so we book around that and plan for the slab to be shaded while we work. New concrete is its own case, since that maker says a fresh pour should cure at least 28 days before it's sealed.
What causes concrete sealer to bubble, turn white or peel?
Too much sealer is a common cause. One maker warns that sealer put on too heavily, in too many coats or resealed too often can bubble, whiten, peel, flake and fail. Ask any installer, us included, how thick each coat will be and when they'd reseal, and expect a straight answer.
Other concrete work that pairs with sealing
Concrete Resurfacing & Overlays
When your concrete is too pitted, scaled or worn for a sealer to make a difference, a resurfacing overlay gives you a sound new top layer to seal.
Self-Leveling Concrete & Overlays
If an indoor slab has dips, humps or low spots that collect water or trip people, a self-leveling pour flattens it before any coating or sealer goes on.
